
If your ductless mini split blows a musty, sour or 'dirty sock' smell when it first turns on, you're not imagining it — and air freshener won't fix it. In South Florida's humidity, the inside of a mini split is the perfect breeding ground for mold and biofilm.
Where the smell actually comes from
Most homeowners clean or replace the front filters and assume they've done their part. But the real problem lives deeper: on the cold evaporator coil and inside the blower wheel (that spinning barrel-shaped fan). Warm, humid Florida air condenses on the coil, and that constant moisture lets mold, bacteria and a slimy film called biofilm build up over months.
Because this gunk sits past the filters, no amount of filter cleaning reaches it. Every time the fan spins, it pushes that smell — and those spores — straight into your living space.
Why it's worse in South Florida

The real fix: a blower-wheel deep clean
A genuine mini split deep cleaning is not a wipe-down. We partially dismantle the indoor head, bag it, and pressure-wash the coil and blower wheel with specialized equipment and EPA-registered cleaners. We also flush the condensate drain line, which is often clogged with the same biofilm and can cause water leaks.
The result: the smell disappears, airflow improves (a clogged blower wheel can cut output dramatically), and your indoor air quality goes back to where it should be.
How to keep it from coming back
- Run 'Fan' mode for 15–30 minutes after heavy cooling to dry the coil.
- Rinse the front filters every 2–4 weeks during peak season.
- Schedule a professional deep clean once or twice a year.
